How Much Does A House Extension Cost?

How Much Does A House Extension Cost?

A home, kitchen or side return extension is a great way of adding extra space and value to any property, most particularly in London, where space is at a premium, but how much do extensions cost?

Extensions are becoming increasingly popular among homeowners. An extension can add extra space to your home, but it will also increase your monthly mortgage payments if you decide to re-mortgage. Before you decide to go ahead, it is important to consider how much an extension costs and how this will affect your finances in the long-term.

At Simply Extend, we have designed and built home and kitchen extensions for over 12 years, meaning we have extensive knowledge in extension costs and the prices of materials and labour needed to carry them out.  When embarking on building project, it can be extremely hard to understand the average cost of an extension as there can be many finer details which will alter the price of a home or kitchen extension.  Extension prices can also vary depending on your location in the UK as labour costs differ.

The average cost of extending a house will vary depending on the size of your property and what you want to achieve. An extension can add value to your home but also increase its running costs, so it is important to weigh up how much you can afford. Costs of extensions can be very hard to predict and will also require a small amount of contingency budget placed aside for any extras that may arise throughout the project.

Are House Extension Costs Financially viable?

Over the recent pandemic, the cost of an extension has risen due to labour and material shortages, so it is important to do you research before appointing an architect or builder.  Depending on the size and the space required as well as location, the average cost of a house extension can be anywhere between £50K to £85K and above, but this is dependent on many different factors.

Every home extension we complete at Simply Extend is tailor made to our customer’s specific needs, so understandably the costs of building an extension can vary quite a lot. To help give an overview of extension costs, we have produced some average prices of extensions below.  These are purely for guidance or ballpark figures alone.

At Simply Extend, we can also provide an estimate for the cost a home extension.  We would always recommend booking one of our free, no obligation site surveys with a Simply Extend representative, who will give you an accurate quote on the costs of building an extension.  Your fully itemised quote will detail all costs involved for your home extension. Get a Free Quote.

Average Costs of House Extensions:

Low Range Cost – Side Return Extension Cost

How much does a side return extension cost?

Side return extension costs start from £50K upwards depending on the size and internal specifications.  The average cost of a side return extension can also vary slightly depending on location and which region your home is based in.   This is due to regional differences in material and labour costs.

A side return extension stretches your home into an alleyway at the side of the house. This is often a relatively small extension but can have a huge impact on the look and feel of your property.  If your home allows for it, one of the most cost-effective ways of extending your kitchen and dining area, is through a side return extension as it will provide a dramatic change to your home without a great cost.  Side return extensions are most popular on terraced or period type properties. Low Range Cost – Small Extension Cost

How much does a small extension cost?

A small house extension costs approximately between £50K – £60K in London.  It can be tricky to calculate an accurate cost for a small extension as it can vary depending on many factors.  One of these factors concerns the area that you are intending to build on and whether your small extension will be to the front, rear or side of your home.   The cost of a kitchen extension to the rear of your home may be different to a small side extension, which is to be used as a bedroom for example.

Whichever type of project you are aiming for, the team at Simply Extend can help you accurately price for an extension.  Simply organise a free site survey, where we will visit your home, measure up and discuss the internal requirements and specifications for your extension in more detail. Mid-Range Cost – Rear Extension Cost

How much does a rear extension cost?

A rear extension is as the name suggests, a box type extension, which is normally added to a kitchen at the back of a property.  Rear extensions can come in varying shapes and sizes but can make a huge difference to any home.  Unlike side return extensions, rear extensions will eat into any garden space available and depending on the size may require planning permission.

On average, a rear extension costs around £60K in our London region. However, depending on the size of the rear kitchen extension the costs can vary.  Internal specifications such as heating, flooring, glazing and decorating can also affect the cost of a rear extension.  For a full breakdown of rear extension costs, we would recommend speaking to a qualified Simply Extend surveyor.   Get a free quote today.

Mid-Range Cost – Single Storey Extension Cost

How much does a single storey extension cost?

Single storey extensions are similar to a rear extension but can be carried out on any side of the home including the front and side.  They are popular on homes which have a lot of exterior space on all sides to extend into.  An average single storey extension cost will start at approximately £50K upwards, depending on the size of the project.  Extension costs will always vary so it is important you seek an accurate price before you sign any contract between yourself and your builder.

Mid to High Range Cost – Wrap Around Extension Cost

How much does a wrap around extension cost?

A wrap around extension combines both a rear and side return extension together to wrap around the existing structure of the property.  This subsequently means that they can cost more than other types of home extensions.  The wrap around extension is a wonderful addition to any home as it truly maximises all space available to the side and rear of a property.  The extra space made available is usually tuned into an impressive kitchen and dining area as well as an informal living or relaxation space.

Due to their size, a wrap around extension costs approximately £75K and upwards in London. However, depending on the size of the wrap around extension it could potentially cost more.  Internal fixtures and fittings as well as specifications of glazing can also add on extra cost.

Wrap around extension costs can vary dramatically – to gain a full breakdown of costs for your wrap around extension, we would always advise booking one of our free extension site surveys with a member of the Simply Extend team.   Get a free quote today.

High Range Cost – Double Storey Extension Cost

How much does a double storey extension cost?

The cost of double storey extensions are naturally at the higher end of a home renovation cost, due to the size and complexity of constructing them as well as needing scaffolding for work at a higher level.  Double storey extensions are less popular in London due to the large amount of external space that is usually required. However, if you have the space and budget available for one, they can be a fantastic addition to any family home as they can add extra bedrooms and living space both upstairs and downstairs.

Double storey extensions cost from £85K upwards in London.  Again, the prices of double storey extensions can vary dramatically, depending on the internal finish required as well as any specifications needed for windows, doors, decorating etc. Some clients also like to combine a double storey extension with alterations to the ground floor such as making a kitchen bigger or adding a ground floor toilet.  Whilst additional work around the home can add extra cost to your extension project, sometimes there can be savings to be made by appointing one contractor to handle all elements.

Detailed double storey extension costs can be found by booking a free site survey with the Simply Extend team.  This way you will get a truly accurate price for an extension with our team. Get a free quote today.

Bespoke Home Improvements

Whilst having a house extension many of our clients also decide to do refurbishment work to other rooms in their house such as bathrooms, living rooms and bedrooms, saving money and hassle by having the same contractor completing the work at the same time. This also adds to the consistency of the work throughout your home, so you can be sure it will all be completed to the same high standard that Simply Extend offer.

Some clients also choose to complete a loft conversion at the same time as an extension to really maximise space.  Our sister company Simply Loft works alongside Simply Extend to carry out loft conversion projects for clients looking to do both types of home extension.  Combining a loft conversion with a ground floor extension will naturally cost more as large amounts of space are being added at the same time.  However, savings can normally be made on costs by having Simply carry out both projects at the same time.

Other Extension Costs to Consider

The cost of building an extension can sometimes work out more cost-effective than moving home as not only can it be cheaper, but it can also add value potentially in the long term.  Aside from the extension costs, there can be many other costs to remember when it comes to building your dream project:

  • The cost of an architect to draw your extension plans (Simply Extend, offer this within our package).
  • Structural calculations
  • Party wall agreements and party wall surveyor costs if required
  • Planning permission or certificate of lawful development costs for your extension
  • Any reports or surveys needed for soil or foundations
  • Moving any drainage, pipes etc. could add extra extension costs
  • Skips or parking permits required for your builders
  • Fitting out your extension with a kitchen if necessary
  • Rental costs if you are considering moving out

How Can I Keep My House Extension Cost Low?

Simply Extend have designed and built many extensions all over London and the West Midlands and have worked on extensions of varying budgets and costs.  To keep house extension costs lower, there are several things you could consider:

  • Many house extensions cost more than others due to the specification of the materials or fixtures and fittings that are going inside. Many extensions are kitchen extensions, so try to shop around on the best deal for your kitchen.
  • Consider the use of Velux windows rather than a fully glazed roof to keep your extension cost low. Windows can still let in a great amount of light.
  • Consider opting for cheaper flooring types rather than real wood or tiled floors in your new extension.

Our Simply Extend surveyors are on hand to help you discuss home extension costs and design tips and tricks to create your extension on a tighter budget.
